CAMBRIDGE TRIO HAVE MAJOR PLANS ON LONDON

Three prominent Cambridge companies are involved in a major property development project in West London.  

Howard Teesland, assisted by Bidwells and Hewitsons are all instrumental in a proposed £20million mixed-use development planned for the Lascar Works site on Staines Road, Hounslow.  

The 6.4 acre site, which is being developed by Howard Teesland, is the former Lascar Works factory that has now closed. The company has traded there since 1889 and has been in the ownership of the Beldam family since then.  

Howard Teesland intends to develop the site incorporating a scheme of over 200 residential units and around 45,000 sq ft of trade and business units. Discussions with the Planning officers at Hounslow are underway and a planning application is scheduled for late summer. The commercial space will incorporate 12 units for both rental and freehold sale. Units will range in size from approximately 2,500 sq ft up to 6,000 sq ft.It is expected that the larger units on Staines Road West will attract trade users, with the warehouse units appealing to West London occupiers and the HeathrowAirport market.  

Howard Teesland and their team have been working with the landowners to maximise site value and have been in detailed consultation with the local planning authority. "This is a major mixed-use scheme which will deliver high quality residential accommodation and a range of industrial and trade counter units to occupiers in an excellent location, with close proximity to Heathrow", comments Nicholas Bewes, Director of Howard Teesland. "We are well advanced in our consultation with the London Borough of Hounslow over our proposals and look forward to submitting a detailed planning application for the development later this year, with a view to starting construction early next year."  

Cambrige-based Richard Wright, Chairman of Beldam Lascar Seals Ltd commented, "The site has been a local landmark in Hounslow for over a century. In years past, the Beldam company has been a significant local employer in the area, a business which at one time had 22 branches in the UK as well as several foreign subsidiaries. We are delighted to be working with Howard Teesland to re-generate this part of Hounslow and provide quality accommodation as well as retaining an element of commercial use on this historic site."  

Bidwells has been appointed to advise the landowner on the scheme.John Tweddle, Partner at Bidwells, commented "We are delighted to have been given this opportunity to advise on such a significant development for the Hounslow area.We already have a well-established relationship with the other companies involved in this project which will help to ensure its success". Cambridge-based law firm, Hewitsons, are acting for Howard Teesland.
