A flexible approach, a willingness to negotiate and an eagerness to complete deals are key factors why Elizabeth & Juno Way Industrial Estates on Surrey Canal Road, Lewisham continue to thrive in an uncertain lettings market. That's the view of Simon Messervy, Property Services Director at Howard Property Investments who have owned the estates for the past 9 years.
"We are finding units on the estates are attracting interest from a wide range of companies", says Messervy. "Rents are competitive for the area and are attractive to many different types of companies - business start ups for example, where overheads are critical, are often not interested in signing long leases. We can be flexible and put together short term, competitive deals which appeal to this type of tenant during their first years of trading. Ultimately we want to support businesses on the estate and encourage their development and growth so they can expand into larger units on the site."
There are two adjoining estates on the seven acre site. Elizabeth Industrial Estate comprises mostly larger buildings offering warehousing space, whilst Juno Way offers modern industrial units and incorporates the Juno Enterprise Centre providing a range business units and office space. A delivery company has agreed a short term deal on storage space in the Tower building. Existing companies Gisela Graham and Digital Holdings have recently renewed leases. The estates are also undergoing new branding and signage to the main entrance and the Business Centre.
